At the Record Office the deeds are mostly in the original solicitors bundles which have been indexed with the Prefix DB for Deeds Bull followed by a number. Most bundles relate to the property of an individual or to a particular property. In transcribing them I have as far as possible sorted the deeds in each bundle into date order and numbered them consecutively.

The contents of each bundle are briefly described before the transcription but where a bundle contains the deeds to several properties I have placed the description before the transcription of each one. Occasionally deeds from one property have been found within a bundle for another, and where this is the case I have put their details into the primary bundle.

Any mistakes or inaccuracies in these transcriptions are my responsibility and the Copyright of the transcriptions is reserved, any use made of it must be acknowledged, and no part may be published without acknowledgement.

Recites that William White of Caldecott gent deceased, Thomas Pomfrett, William Hartley, and Joseph Phillipps by their indenture of the 25th March 1690 mortgaged to John Waller, gent, several Closes of pasture and meadow ground in Caldecott in the parish of NP, called by the several names of Lyon Close, The House Close, and The Great Meadow, for the sum of £550 and for a period of 1000-years

And also recites that John Waller and William White by their indenture of the 26th March 1692 did assign to Anthony Kook in Trust for Richard Elborrowe the aforesaid Closes etc to hold for the residue of the 1000 years

And also William White on 20th Sept 1690 Mortgaged to Nicholas Cooper, gent, the Close called Chattels? now divided into Several parts called Catelese and a meadow containing  24a in Caldecott and all that meadow aforesaid containing  4a in the occupation of Thomas Pomfrett for the sum of £105 for a term of 1000 years, and later by an endorsement he obtained a further £50 from Cooper on this Mortgage

And also recites that Nicholas Cooper assigned the Mortgage on 18th December 1693 to James Pettiver in trust for Richard Elborrowe

Now (1695) Anthony Kook, and James Pettiver at the request and direction of Richard Elborrowe and for 5/- paid to them by Richard and Roger Chapman bargain, sell assign and sett over to Richard Chapman in Trust for Roger Chapman all the aforesaid Closes to have and to hold for the residue of the Several terms of years

Assignment of Mortgage by John Marke in trust for Mr Nathaniel Halhed of Peterham, Surrey gent, to Jacob Sawbridge of London, esq as Trustee for Edward Turner, by L and RL.

Recites the Mortgage from Mary Sheppard and that Thomas Chapman had since Mortgaged the Manor and lands to Nathaniel Halhead for a further £1600, and that now Halhead assigns the Mortgage to Sawbridge for £2137 10s 0d

Assignment of £200 charges on Mr Chapman’s estate from Miss Catherine Chapman to Archibald Cochran Esq and Mr Joshua Young in Trust.

DB100/9   9th and 10th Oct 1744

Conveyance by L and RL of Manor of Caldecott by Roger Chapman to John Pardoe citizen and haberdasher of London, for £21.

Recites that Robert Hall on behalf of himself and the rest of the Judgement Creditors of Roger Chapman exhibited his Bill in the High Court of Chancery for the sale of Roger's estate and a Decree was made on the 7th June 1739, Richard Edwards one of the Masters of that Court was to take an account of what was owed by Roger Chapman.

The Estate was subsequently advertised for Sale and John Pardoe had purchased it for £9500 on 15th March 1743

Repayment of Catherine's legacy.

(The following are mainly deeds of RL, from Chapman's various creditors to John Pardoe who is repaying Chapman's debts. He had purchased the Manor subject to this arrangement)

Recites that Roger Chapman deceased being seized and possessed of the Manor of Caldecott by his Will of 24th July 1702 gave to his granddaughter Elizabeth Chapman, his son Thomas' eldest daughter £500 when she attained the age of 21 or when she married. The rest of his estate he left to his son Thomas who died soon after, seized of the estate.

Elizabeth reached the age of 21 and made her will dated 8th May 1732, she left her sister Rebecca £50 to be paid out of the £500 which her grandfather had left her and desired that Mr Foster of NP would be her executor, she died soon after and Mr Foster proved her Will. Her father Thomas afterwards died and the Manor became vested in her brother Roger

Recites that Rebecca married Henry Joyce, and that Robert Hall on behalf of himself and the rest of the Judgement Creditors of Roger Chapman exhibited his Bill in the High Court of Chancery for the sale of Roger's estate and a Decree was made on the 7th June 1739, Richard Edwards one of the Masters of that Court was to take an account of what was owed by Roger Chapman.

The Estate was subsequently advertised for Sale and John Pardoe had purchased it for £9500 on 15th March 1743

The £50 left to Rebecca by her sister Elizabeth had not been paid and was assigned by her husband to George Wright, and now this amounted with interest to £72 16s 0d. Pardoe as purchaser of the Manor of Caldecott must pay this to Wright.

Recites that the Manor was purchased by Roger Chapman, the father of Thomas Chapman, of Sir William Roberts, knight, James Tyrill Esq and Richard Elborrow, gent. It was heretofore the estate and inheritance of William White, gent deceased, and with the excepted cottages hereinafter mentioned has been since been purchased by John Pardoe. Except for six cottages and gardens in NP, four whereof are now or were late in the occupation of Richard Ping, James Paine, Mary Cole, and Francis Warwick, and the other two adjoin thereto or some or one of them. And also except a small piece of land in NP, whereon some cottages lately stood but which are now ruined, in the possession of Marmaduke West and a Ley of ground in NP late in the possession of Robert Nichols.

20.6.1755 Recites the will of Roger Chapman (1702) and states that many of the legacies had not been paid by Thomas Chapman and that several large sums remained due charged to the estate of Roger deceased. Several Assignments had been made to John Pardoe and he was now entitled to many of the legacies and several sums of money, therefore (quotes orders of Court of Chancery) in favour of Robert Hall and John Pardoe as Creditors of the Chapman estate. About the year 1745 John Pardoe claimed and was given possession of several of the messuages, and lands etc of Thomas and Robert Chapman. Pardoe then purchased Ejectments against the several tenants in possession of the several premises and that he then conveyed to Edward Bowles the remainder of the lease for £80.

Thomas Gilbert settles on the proposed marriage "All that one Cottage now in the Tenure of Thomas Bynnion with the outhouses, buildings, yard, and orchard. The River Ouse on the E; the grounds of Thomas Gilbert in the Tenure of Joseph Hoddell on the N; the ground of Thomas Chambers on the S; together with a little parcel of housing or building containing One Bay intended for a Joyners shop now or late the parcel of the messuage of the said Thomas Gilbert in the occupation of Joseph Hoddell, which said parcel of housing intended abutteth on the Common Street towards the W.

Except and Always reserved out of these presents to Thomas Gilbert and his heirs and assigns free Right of Way upon, through and from the said Orchard and for hanging and drying of clothes in and upon the said orchard, and into the said yard to and from the well in the yard for drawing water."

The house and Ground of Richard Johnson now in the Tenure of Thomas Clarke on the E; the house and ground of Elizabeth Chambers in the occupation of Luke Sibthorpe alias butcher on the W; and the River Ousel there on the S. One part of which said Cottage and premises Thomas Gilbert purchased of William Eason and Mary his wife and the other part he lately purchased of Priscilla Barwick and Mary and Elizabeth Cook her Daughters.

Cottage in Marsh End adjoining another Cottage of Davis at the westward end thereof and now in the occupation of Sarah Hughes widow, together with a little piece of ground at the end of the messuage whereon a building lately stood.

Because the title deeds relate also to other property sold by Pearson to Meacher there is a schedule of the deeds from 1677 at the bottom of the Feoffment, and a covenant by Meacher to produce the deeds as required.

Also a little piece of garden ground 37 ft long by 16 ft wide.

And which said 5 newly erected cottages are part of the premises of 7 cottages purchased by Robert Pearson.

The 4 cottages had been in the occupation of Widow Robinson, Robert Pearson, Sarah Hughes widow, James Robinson and Thomas Battison, but the 5 newly built are in the occupation of Thomas Burgess, Ann Warner, John Pettit, Elizabeth Battison and Thomas Eaglestone.

And a Free right of Way for Thomas Eaglestone and the 5 tenants through and over a certain gateway or passage between the houses occupation by Edward Cook and William Judge leading to and from the premises hereby granted.

Also a Free right of way for the same into and through a certain gate or passage leading into the yard of Joseph Davis for fetching water from a certain well in the yard. To which Well Thomas Eaglestone hereby covenants agrees to fit a pump. The well is to be maintained forever by Eaglestone and Davis.

The former 2 cottages were in the occupation of widow Robinson, Robert Pearson and Sarah Hughes widow, But the 3 new cottages were in the occupation of Thomas Burgess, Ann Warner and John Pettit and are now of Thomas Burgess, .... Biggs and John Cross. 

With a Free right of Way for the 5 tenants through and over a certain gateway or passage between the houses occupied by Edward Cook and William Judge, also the use of the well on the premises of Joseph Davis and the use of the Privy standing near the premises.

Recites L and RL of the 6th and 7th Sept 1821 whereby the premises were leased to Gamble and the Indenture of the 17th Aug 1828 which related the death of Eaglestone and that the rent of £15 had regularly been paid to him during his lifetime and that with his death the 500 year lease had ceased and become void.

The 3 cottages were mortgaged by Gamble to Daniel Goodman, victualler on a Mortgage of £60 for a term of 1000years. By his Will dated 11th march 1852 Goodman left his estate to his trustees George Faulkner and Alice Marr (she lived in Cottage at rear of White Hart, Goodman died Oct 1859) the Mortgage was repaid by Gamble to the Trustees and Gamble now sells the cottages to Thickpenny.      

The 3 new cottages formerly in the occupation of Thomas Burgess, Ann Warner and John Pettit and late in the occupation of Thomas Burgess, Robert Cook and John Cross are now of George Golding, John Daniel and Thomas Ablethorp.

Agreement between Henry Atkins, doctor and John Temple of Biddlesden, knight.

Recites Decree in Chancery dated Thursday 22nd inst between Henry Atkins plaintiff and John Temple and others defendants, for and concerning the plowing up and converting into tillage of various ancient pasture grounds sometime parcel of the demesnes of NP, Bucks, as by the said Decree where unto relation being had at large doth and may appear.

Notwithstanding the said Decree is fully concluded and agreed between the said parties.

HA covenants and agrees with JT that it shall be lawfull for JT to plowe and convert so much of the said tillage as at the day and date of these presents and sowed with any kinds of corne or grain for the fower (4) next years ensuinge after this croppe of corne now growing or being upon the said grounds.

My Dear Fred,      Newby

I had another talk with Whitworth and left the papers with him. I have since made a search about the £3.3.0. Highway Repairs and send herewith a copy of result forwarded by this post to Whitworth. I do not know if you can locate Baker's Hill - I cant- Goodwin says he can remember the last Shamble in front of the Saracens Head and I believe and have a sort of impression that Farr once told me that the £3.3.0 was paid in respect of a piece of land thereabouts. The payment ought to have ceased long ago but I think there was a sort of impression that if a `ohs’ was made about it the people might retaliate by declining to pay their quit rents.

I see when a Court was to be held notice was given in Church at a cost of 1/-!

Hope you will have it fine for your weekend - -it has been damp and dull here today.

I see the Warrant is out against Hull.

1783 Paid to Thomas Robinson for repairing Market Hills and pavement in the street by the Shambles

1799 Paid to Surveyor of Highways for repairs by the Shambles

1830 First entry in which the road is called High Street

W.B.Bull made the following note "The ground now known as Market Hill is near Bury Field Gate and outside the Malting of the Brewery. The Shambles were near the Swan outside the Saracen's Head. The High Street is now a main road and taken over by the BCC”.

Some extracts mentioned Bakers Hill but W.B.Bull did not know where this was.

Also the Nomination and Presentation of the Master of the Hospital within NP and the Foundership and Patronage of the Hospital.

Rent for the term of 31 years then to come and unexpired (previously on 26.2.1624-5, 22 James I let to Henry Atkins Dr in Physike) Rent was £69.18s 3d and 1lb of Pepper corn per year payable to the Kings Stewards of the premises and after 31 years rent was £75.8s 4 and a half pence and 1lb pepper corn per year for the rest of the 99 years.

The Manor to be Assigned by Conney, Barnes and Humfrey in Trust For John Cowley his heirs and assigns.

Now the three Trustees at the request of John Cowley sell and to farm lett to Thomas Beard and John Purratt all the messuage with Appurtenances, barn, stables, yards, and pightle thereto adjoining containing 1.5a in Tickford late in the tenure of James Cowley now of John Cowley at rent of 5/-. Which messuage and premises were formerly in the occupation of Richard Cowley, amongst other things by the particular thereof of the ancient rent of 20/- in the whole.

Reserved to Conney, Barnes and Humfrey was the liberty, interest and authority for them in their tenants and undertenants of the residue of the said Manor and premises.

To hold to Beard and Purratt from 2.11.1655 for 6 and a half years in Trust for John Cowley. And John Cowley confirms that he will never reclaim the premises.

Receipt for delivery of prisoner to Aylesbury Goal on 14.3.1757. Prisoner was Richard Hutton of NP apprehended by Robert Pearson from whom he had stolen on the 13th Jan a Black Mare worth £10. Hutton was convicted and Pearson received the receipt which was also a certificate excusing him from "all manner of Parish duties" in NP.

On the reverse is a receipt dated 2nd Jan. 1805 from Sarah Pearson single woman, the Daughter and heir of Robert Pearson who sold all her Right and Interest in the Certificate to Thomas Kilpin, ironmonger for £6.

Settlement in anticipation of the marriage of Robert Perrott to Frances Wagstaff, widow and executrix of Henry Wagstaff deceased.

Robert Perrott, gent son and heir of Richard Perrott, gent in consideration of the estate and fortune that he will come into when he marries Frances appoints John Webb of Leicester, exciseman and Charles Smyth citizen and girdler of London as trustees.

Robert grants the following property to the trustees;

All that ground where a certain messuage and certain barns and other buildings in Marsh End formerly stood together with yards and gardens etc about 2a in 2 garden plots now or late in the occupation of Samuel Hews and widow Petts or one of them.

Also a half yardland of ley meadow in Portfield and Marsh End containing 15.5 a to the messuage belonging.

All of which belonged to his grandfather Richard Perrott and then to his father Richard Perrott both deceased.

Recites L and RL of 20th and 21st Oct 1690 by which the Kilpins Mortgaged several properties including the premises conveyed below to John Rogers for £2100. Recites a Fine in the Court of Common Pleas, which confirmed the Kilpins title and enabled them to convey it to John Rogers who agreed to repay the Kilpin's debts. 

(Richard Kilpin inherited property from his father Thomas Kilpin).

John Rogers at the direction of the Kilpins sells to William Yate the Shop or Ground Room with appurtenances in the High St for £50. The front part next to the street was 12ft wide, the depth backwards from the street 10ft 10ins, the height 7ft 5ins, together with the penthouse being 3ft higher, included were the walls, doors, windows, on any side of the shopp and the ceiling on top thereof, now used and enjoyed by William Yate, to hold forever of the Chief Lord of Fees.

Recites that Cunningham did not repay Slingsby who claimed property, and on 21.4.1674 assigned the Mortgage to Brett Norton who died Feb 1680. Administration of his property and that of his widow Sarah was granted to Owen Norton, who became possessed of remainder of the Mortgage term.

Now 1691 Owen by direction of Kilpin and John Rogers assigns the remainder of the Mortgage term to Chibnall and Attesley.

Hooton may hold and enjoy the several rooms belonging to and parcel of the messuage now in the occupation of Joseph Philipps in the High Street there called by the name of the Buttery, Brewhouse, and Stable with the use of the hovells and plot of ground whereon the three premises are now used and plaid (sic) with and also the garden and .... there.

All which said premises are now in the occupation of Richard Richardson. To hold from Lady Day next for 5 years at the yearly rent of £3 payable half yearly by equal portions, and likewise John Rogers and his tenants shall hold and enjoy the Stallhouse, Warehouse, and garden now in the occupation of Joseph Phillipps and John Rogers which said last premises are part of and do belong to the messuage in the occupation of Richard Richardson to hold freely from Lady Day next at the yearly rent of £12 p.a.

Deed describes access etc to rear yard and mentions 2 barns or stables also adjoining and garden formerly of Richard Perrott now of John Burnham.

Articles of Agreement between William Cripps, gent and George Burnham, victualler for purchase of the King and Queen publick house.

George Burnham has agreed to purchase the property for £160.

In addition “he is to be at all expenses on account of the digging of the Well in the Yard and setting down a new leaden pump which has lately been done by William Cripps over and above the purchase price of £160”.

William has until the 1st Feb next to produce a "Good and Sufficient Title to the messuage” and will before 25th March next RL and convey to George

William Chapman had recently sold to Charles Redden part (which had recently been fenced off) of the yard of the former KING AND QUEEN.

Thomas had estate in NP and North Crawley, by his Will of 14th July 1795, he left all to his wife for life and then to his nephew and niece George and Ann Isabella subject to the payment of £200 each to the children of his brothers Robert and John. Thomas died 10th Jan 1802, Will proved in York,

Recites Marriage Settlement of May 1802 between Ann Isabella and William Hutchinson Hearon whereby Isabella assigned her half of the estate to Trustees George Wallis and Thomas Brook who were the Executors of her Uncles estate, to the uses as defined in his Will. Provision was made for her if the marriage did not take place. The marriage took place and subsequently all interested parties agreed to the sale of half of the estate to Barringer for £1575.

Property conveyed was All those 2 messuages in St John St, formerly of Joseph Heygate, apothecary, Thomas Young, turner, Joseph Piers, shoemaker, Thomas Steward and John White, afterwards of Francis Clutton and William Miller, since of Thomas Kilpin and .... and now of William Smith and Enoch Warwick. Together with 2 rooms in the yard belonging to the said messuages and a stable, barn and hayloft and other Buildings thereto adjoining

Recites that CMH purchased the Manor on 7th and 8th of May last and that he put up for Auction (date not given) the plot or piece of ground hereafter described. John Coles was the highest bidder for it at £340 and for another piece of land at £40 so for £380 he buys:

Plot of Meadow called Anglesey Holme containing 2a 1r 24p now in the occupation of Samuel Barringer, bounded on every side by the Brook and the River Lovatt.

Also another plot on the W side of Tickford Bridge and extending from there to the Homestall of John Coles in Marsh End being part of the Bed of the River Lovatt and an Old Road part of which hath been filled up by means of the rebuilding of the said bridge, and which said piece of ground is bounded on the W by the meadow of John Coles called Lines's (Lions) Holme, on the E by Tickford Bridge, on the N by land belonging to Queen Annes Hospital and Thomas Sanders Hollingworth, and on the S by the River Lovatt as the same is now excavated and formed to pass under an arch of Iron shortly intended to be erected, and the said meadow called Lines's Holme and which plot or parcel of land or ground is now in the occupation of Joseph Conquest. 

Witnesses:  George Cooch and Samuel Hooper Adams.

In pursuance of the writ an Extent of the Manor of Newport Pannell was taken, the Jurors stating " that the capital Messuage, with a Dovehouse and a Garden, are worth by the year one mark. Also that there are in Demesne 687 acres and a half of arable land at the least whereof 240 are valued at £4, the price of the acre 4d, and 447 acres and a half are valued at £14 8s 4d, the price of the acre 8d. Also there are 66 acres and a half of Mowable Meadow, and they are valued at £6 12s 0d, the price of the acre

“a free and several Fishery in the River Ouse under the Close of the same House from the Corner of their Court upon the river which is called Le Ildele unto the Ditch which is called Larkbrooke towards the East”
