May 24th 1910 Plan to attach TO Gentlemen :- In accordance with instructions received from your Solicitors, Messrs James Mellor & Coleman of 12 Coleman Street E.C. we have surveyed the THORNTON HALL ESTATE As coloured pink on the plan attached hereto, and beg to report as follows :- THE ESTATE is situated in the Parishes of Thornton Nash Leckhampstead and Thornborough about four and a half miles from the County Town of Buckingham and about eight miles from Bletchworth [Transcriber's Note : amended in ink Bletchley] on the main line of the London & North Western Railway and is bounded and intersected by good Main Roads. THE SOIL is a good strong clay subsoil gravel and limestone THE TIMBER. The Estate is well timbered, and includes a quantity of good ash. THE FARMS are generally in good cultivation, except "Furzenfield Farm" which is in hand, and the Pasture Nos. 121 124 and 125 on plan, which, by neglect, is covered with ant hills. The drains in places have become choked and require re-draining. There is a sufficient supply of water to the different farms. The gates, fences and ditches generally are in good order. THE FARM HOUSE AND BUILDINGS are generally in fair tenantable repair except the Farmhouse at Tyrrelcote. THE OUTGOINGS on the Entire Estate of sixteen hundred and twenty one acres (1621a.) amount to Two hundred and thirty pouds eight shillings and ten pence (£230.8.10) per annum namely Land Tax fifty seven pounds fifteen shillings (£57.15.0) and Tithe Rent Charge One hundred and seventy two pounds thirteen shillings and ten pence (£172.13.10) per annum. THE RENTS we consider are full, but not excessive. TYRRELCOTE FARM Comprises a large brick built Farm House with tiles roof and gardens back and front it contains the following accommodation :-
FARM BUILDINGS comprising Brick and tiled nags' stabling consisting of two loose boxes, coach house and harness room, six brick and tiled piggeries, stone and tiled stabling for seven horses with loft over, stone and tiled barn, stone and tiled cow house for twenty three cows, cattle and bullock yards with brick, stone and slated open cattle sheds for about twenty three and three loose boxes, stone and thatched implement house, brick and slated building comprising coach house and open wagon lodge for four. An open wooden and slated cattle shed with small bullock yard (No.32 on plan) Three stone and sited cottages (two being empty) Barn (divided) and brick and tiled pigsties (No 57 on plan), and Two hundred and eighty six acres and one perch (286.0r.lp) of land as per Schedule. This Farm, we are informed is let to Mr C. F. Hawkes at a rental of Three hundred and thirty three pounds fourtenn shillings (£333.14.0) per annum. We value this freehold farm at the sum of Five thousand one hundred and fifty pounds (£5,150) [Transcriber's note : after the table come many pencilled calculations and recalculations with additions and subtractions of fields and rights, basically querying and contesting the valuers' figures. Many of the comments are indecipherable, and none of this material has been transcribed here] LANGBRIDGE FARM Comprises a red brick and slated Farm House of neat appearance containing the following accommodation:- On the first floor, Four rooms FARM BUILDINGS Comprising cattle yard with range of brick and slated buildings consisting of three pigsties with granary over and stabling and cowhouse, brick and slated barn and calf house wooden and slated stabling comprising three stalls and two loose boxes, wooden and thatched barn and cart shed. and One and sixty three acres and thirty four perches (163a.0r.34p) of land as per schedule.
[Transcribers Note : There are pencilled calculations concerning Barn Gound and Eggbrough Field which seem to suggest woodland has been wrongly included in the survey and that the actual total acreage should be 134.1.16] This farm is in the occupation of Mr. J.H.Fowler who pays rent, we are informed, of One hundred and sixty three pounds (E163) per annum. We value this freehold farm at the sum of Two thousand six hundred pounds (£2,600) MR PHILIP SANDS'S FARM CONSISTS OF One hundred and eight acres and twenty nine perches (108a.0r.29p) of land as per schedule.
This farm is in the occupation of Mr Philip Sands at a rental of Ninety nine pound seven shilling an six pens (£99.7.6) per annum We value this freehold farm at the sum of Seventeen hundred and sixty five pounds (£1765) [Transcribers Note: There are as usual pencilled calculations to the effect that Part37 should not be included in the valuation, and that the acreage should be 94.2.89] FURZEN FIELD FARM comprises a red brick and slated farm house containing the following accommodation : On the first floor seven bedrooms and a box room On the ground floor Hall, two front parlours fitted with stove. Kitchen with kitchener and sink, pantry, dairy with water supply, scullery fitted with copper, sink and door to yard. Cellar in basement. Secondary staircase to the first floor, Brick and slated coal house, granary and store house outside two W.C's two wells. FARM BUILDINGS comprising three brick and slated piggeries brick and slated stabling for nine horses, wooden and slated coach house, calf house and bullock house, Two wooden (part brick) and slated barns and cow house for twenty one cows. Open wooden and slated wagon lodge for three, Wooden and thatched cow house for four and calf house, Wooden and slated cow house for eight calf house and cow house for twelve. and One hundred and seventy two acres one rood and thirty four perches (172a.1r.34p) of land as per schedule.
This farm which is in hand, has not been properly farmed, but is now being improved and a new roadway constructed from the Main Road at a cost of about four hundred pounds (f400) One or two additional cattle sheds should be erected. We are of the opinion that this farm should be let with the land hereinbefore lastly described as in the occupation Mr Philip Sands. We value this freehold farm at the sum of Two thousand five hundred pounds (£2,500) BLACKFIELDS FARM consists of a good brick and tiled farm house containing porch, two parlours very large dairy, kitchen, scullery, cellar and five bedrooms FARM BUILDINGS Comprising wood and thatched cottage shed, old wood and thatched cow house, brick and corrugated iron shed, yard, brick and slated range of calf house, cow house for twenty cows, calf house, stabling for five horses and granary over and two loose boxes. Another yard with brick and slated cow house for six cows bar, open wooden and slated cattle sheds, brick and slated nag stable, coach house, meal house, bakehouse, open wood and slated wagon lodge and Two hundred and eighty three acres and twenty eight perches (283a.0r.28p) of arable and pasture land as per Schedule

This farm is in the occupation of Messrs W.W.O. and S.J.V Lester at a rental of One Hundred and seventy six pounds seventeen shillings and six pence (£176.17.6) per annum. We value this farm at the sum of Three thousand four hundred and fifty pounds (£3,450). PARK COTTAGE FARM Comprises a small farm house of neat appearance built of red brick with slated roof and containing the following accommodation:- ON THE TOP FLOOR Three bedrroms ON THE GROUND FLOOR:- Parlour Kitchen Larder Dairy (of recent construction) Wash house E.C. outside FARM BUILDINGS Comprising wooden and thatched cow house for eleven, wooden and slated open hovel, two stables each for three horses and a loose box, Brick and slated barn, two brick and slated pigsties. COTTAGE At Crossbridge fronting the road brick built with slated roof and containing entrance passage, parlour, kitchen, pantry and coal cupboard on the ground floor and three rooms above.
