Woburn Sands & District Auctions
Years ago, a collection of local auction programmes and posters, as used in sales by George Wigley, an auctioneer from Winslow, were discovered in a barn, and I was able to obtain these examples of the local sales. Since then, some more have come to light, from other firms, and I have also been generously lent some from local hands to copy.

Auction Woburn Sands

May 6th 1878 – Building Land

Woburn Sands, close to the railway station, 42 acres of highly valuable freehold building land in eligible plots, possessing in an eminent degree first class sites for villa residence’s for which there is a great demand in a rapidly developing fashionable and delightful neighbourhood. Geo. Wigley is instructed by the proprietors to sell by auction on Monday May 6th 1878 at the Station Hotel Woburn Sands at five for six o’clock – 12 plots of particularly valuable building ground – As follows:

Lot 1 A piece of building ground with a frontage of 116 feet and a depth of 200 feet containing 2 roods and 15 poles

The auctioneer respectively calls the attention of speculators and builders to this sale of building ground which through its close proximity to the railway station presents an opportunity that cannot occur again the neighbourhood is distinguished for its salubrity picturesqueness and fashion and there is a great demand for villa residences which are scarce.

Woburn Sands – Twelve valuable plots of capital Freehold building land delightfully situate within a short distance of the railway station commanding beautiful views on remarkably healthy soil – To be sold by auction by Mr George Wigley on Tuesday June 4th 1878 – At the Swan Inn Woburn Sands at five for six o’clock in the afternoon in 12 lots:

The Plots are well suited for the erection of superior residences, the elevation being good and commanding delightful views and the whole are within a short distance of the Railway Station.  The soil  is a bed of gravel and lies unusually well for drainage. A supply of splendid water is near at hand.

1.  Each purchaser is forthwith to erect and for ever maintain sufficient fences on the side or sides of his lot in the plan marked T within the boundary to be produced at the time of the sale.

Notes of local interest in the Conditions of Sale:
6. The estate sold contains 2a 0r 30p and with the land adjoining belonging to Mr S B Dudley containing 3a 1r 34p (altogether 5a 1r 24p) is charged under the act for the Commutation of Tithes with a rent charge of ,1 11s 9d per annum.  The sum of 11/11 part thereof is the proportionate sum agreed upon by the vendor and Mr S B Dudley as payable in respect of the estate now sold.

August 14th 1879 – Nurseries, shops, cottages and land

Woburn Sands, the Woburn Sands nurseries, comprising an excellent and substantially built  residence with greenhouses and outbuildings and 3 acres of most productive land, all freehold particularly well adapted for nursery purposes and in a fashionable and rapidly improving locality where a business of this description cannot be but highly ruminative. A freehold brick and slated house and grocers shop with large garden situate in the centre of the town, 2 capital brick and slated freehold cottages with large gardens available for building purposes stabling and chaise house near the railway station, a particularly valuable close of freehold building land  with first-class frontage containing 3 acres close to the station and offering a sound and improving investment, 13 very eligible plots of building ground comprising nearly 2 acres in the most picturesque and best sheltered part of the town and with remarkable healthy soil the whole situate in the most salubrious fashionable and rapidly improving neighbourhood in four counties. Woburn Sands, Beds. To builders, speculators, and others; votes for the county. Particulars and conditions of sale of 44 plots of valuable freehold building land, comprising about 6 acres. Delightfully situate near the church at Woburn Sands and having important frontages to Chapel Street and to a New Street lately set out by Mr John Giles, the vendor.

To be sold by auction by Mr George Wigley, On Monday June 13th 1881, at 5 for 6 o’clock, at the Swan Inn Woburn Sands.

The above valuable plots of freehold land are admirably adapted for the erection of villa residences and other dwellings or for shops for which there is so large and increasing demand in the locality and are divided into convenient sized plots to suit purchasers. The site commands magnificent views of the surrounding far famed wooded domains of the Duke of Bedford and the evergreen plantations with which the neighbourhood abounds. It is situate within three minutes walk of the Woburn Sands Railway Station and close to the centre of that rising market town.  A free deed of conveyance will be given to every purchaser upon payment of the balance of his purchase money, such conveyance to be prepared by the vendors solicitor. Any purchaser however preferring to employ his own solicitor and investigate the title can of course do so and complete his purchase in the usual way.
