Ashton

LOT 10

A very useful and productive Agricultural Holding of 293a. 0r. 6p. in the parishes of Ashton, Roade, Quinton, and Hartwell, known as "Ashwood Farm" two miles from Roade Station, seven from Northampton.

It consists of strong arable and store pasture, with a brick and stone built and slated House of five rooms, besides two attics, two kitchens, dairy and cellar; a grass plat and kitchen garden, a set of Farm Buildings with three yards, several open hovels, sheds for 21 cows, root house, cart horse stable for seven, loose box, coach house, granaries, calf hovel and yard; with another large stone and tiled barn and foddering yard with open hovels on the farm.

The above (except Nos. 181 and 182) is let on a yearly Lady Day tenancy to the Executors of the late Mr. J. Weston, at the low apportioned yearly rental of £147 0s 4d including Shooting.

Nos. 181 and 182 are let to Mr. A. Smith on a yearly Lady Day tenancy at the apportioned rent of £9 per annum.

LOT 11

Ashton Lodge Farm

A conveniently situated Tithe-Free Farm of 312a. 0r. 10p. in the parishes of Aston and Roade, about one mile from Roade Station (L. & N.W.R.) and seven from Northampton, and divided into nearly equal portions by the road from thence to Hartwell.

The Homestead is situated in the center of the farm on the high road and consists of a good stone and slated farm house, with gardens, orchard, and set of buildings, the accommodation in the former consisting of six bedrooms and a box room, hall, dining and drawing-rooms, kitchen, store-room, dairy, back kitchen, &c; while the farm premises include two yards, barn, cart-horse and nag stabling, coach-houses, wagon hovel with long granary over, open sheds, cow-houses, pigstyes, &c. ; and near by two stone and slated cottage with gardens. On the far side of the farm, near Ashton village, is another set of buildings, comprising a double foddering yard, rick yard with implements hovel, two open sheds, stone and slated stable, barn, granary, cow-house, and pigstyes; and also adjoining the high road, a field barn with good yard and hovels.

The above, except no. 96 (arable 20.023a.) is let on a yearly (Michaelmas) tenancy to Mr. George Payne, at the apportioned low rent of £155 18s 0d., including the Shooting.

LOT 12

Rowley Wood

About 23 acres of matured woodland, principally Oaks, adjoining Ashwood Plain Farm, in the parish of Ashton, but close to Hartwell village, from which it is approached by a good road. It is Tithe free and the Land Tax is £1 11s 8d.

LOT 18

A Close of arable land in the parish of Ashton, adjoining Lot 17 and the road to Ashwood Farm immediately against Rowley Wood. It contains 10a. 3r. 8p. and is let to the Executors of the late Mr. J. Weston at the apportioned yearly rent of £7 10s 0d.

The Homestead at Ashton
