LOT 1

Seawell Farm
of nearly 400 acres.

Part of the front of Seawell House
Superior farm residence standing well back from the road in a most pleasant situation, substantially built of stone with slated roof. It contains nine bedrooms, bath-room and w.c. two staircases, hall, three reception-rooms, kitchen, scullery, dairy, laundry and cellars, and is surrounded by excellent well- planted pleasure and kitchen gardens.
The farm buildings are extensive and exceptionally well-arranged, including three good foddering yards, capital shedding for 36 cows, riding and cart-horse stabling, barns, open hovels, implement sheds, rick yards, &c; while on the Holding are three cottages and another double foddering yard, barn and premises.
The farm is watered by good springs, several ponds and the brook, which forms the boundary on the East and North sides.
Total 397a. 1r. 17p. of this 6.806 acres of arable is in the parish of Maidford the rest is in the parish of Blakesley.

F. , the width of this right of way (except where the now existing physical width of the present baulk exceeds that width) not exceeding 20 feet from the stools of the adjoining fence.
