The buildings are in good repair. The tenant but a very indifferent manager of the arrable land as is the case generally with dairy farms but when the Lease expires I am of the opinion that it will let for £48 or £50 per ann he is restrained from ploughing the 3 first but a good tenant might be indulged on condition of only ploughing it for 2 or 3 crops and laying it down with fallow |

A very good tenant and a good Bargain I should think when Mayhew dies this might be made the farm house to add Will's land and others to this Bargain and make it a good Bargain if let separate £13 should be the rent. |

This I am of opinion is the very dearest let of any part of the Estate and do not expect the rent will hold when the Lease expires he may plough 20 acres of long Mead and ten acres of Banky Close the allowing to plough which and building the barn was I imagine the reason of letting so dear and no part of the Long meadow should have been ploughed on any account this should be added to the last and made a farm of although the rent was abated in order to have the tenant live upon it. N.B. it has been the same rent 30 years. |

I suppose this tenant was induced to give this rent on account of being allowed the Liberty of breaking up the Ground this tenant not being restrained from breaking up any part of it but is only to have 40 acres in tillage at a time. He lives at Blakesley near a mile from the place and hath managed the land very ill. I think Sherralls and this should be made one farm as they join together and I fear this will never be let at the same rent again although it has been so near 30 years. This is now let to the above Ambrose Sherralls at the same rent, but is only to have 80 acres in tillage at a time. |
