This very good tenant & keeps all his buildings in good repair I am of opinion that the farm may be raised to £130 per ann & that is the most it can be raised to all the land that I have set an A to as Arable may be ploughed under proper covenants but those that have a P or M as pasture or meadow should never be ploughed except the 2 lownds as mentioned on the other side, in the Common Fields at 8s per acre the Common Meadow are included at the same valuation which is but little above if any 6s. per acre per estimation, as Common Fields at 8s per acre the Common Meadows are included at the same valuation which is but little above (if any) 6s. per acre per estimation, as Common Fields per estimation generally run at 3 rood to the acre per measure. This farm hath a great deal of Inclosure & part would be reserved at the End of his lease for Mr. Herbert & others who have not a proportionable quantity to their arable. N.B. Plowmans lease expiring the 10th. of Oct 1760 He has taken the Term at £112 per ann but the Closes marked 3 were taken from his Bargain in order to lay them to other tenants who had more occasion for them. |

This is a good tenant the buildings in good repair he has not above 12 acres of Inclosure near the Town & not one of them lye near very near or in a good Range, and he hath above 100 acres of the poor hungry soil near Shittlehanger Plain & Plowman the largest tenant has not one although there is 130 acres of Inclosure to that farm and lay part of Plowmans Closes to this farm these course pastures may any of them be ploughed but not to take above 2 crops and lay down with a third, as there is so much ordinary ground should imagine £83 too high for this farm about £78 per ann I think fair. |

A small house barn & stable by Shittlehanger Plain in middling repair |
The house and buildings in pretty good repair the land is Cold Barren soil and not a good acre upon it the Pieces called the Meadow are as bad as any Part. He may plough any part except the first & 2 last. And if possible it would be right to add some Meadsow in Stoke or Shittlehanger to this Bargain, query Hillyard's six acres in Stoke Meadow should not be laid to this. |
