The arrable part of the Great Ground being 42 acres is quite beggard & worn out by ploughing without any or very little dung and I much doubt if it would let even for the Old rent in it's present condition the other is a good piece of pasture but Hill Ground above Valued at 12s per acre is realy 3s at least better than the 42 acres but in the Whole it would together an exceeding good Bargain and a Complete Farm at £190 per ann. N.B. A small coppice of about half an acre in the 42 acres now in Hand and which never can pay for fencing should be added to it.

These buildings are in pretty good repair the tenant and his brother have occupied this farm at the same rent for near 30 years the land lyes well together round the house and it wil be a good farm at £68 or I imagine it will let for £70 it being in Large ground would be much better if 2 or 3 of the fields were divided with quick sets it being a great expence to the tenant for dry fencing &c. N.B. Thi shouse lyes very convienent to use Wakefield Potcote Grounds it being only cross one meadow to Wakefields barn and the Ground all adjoining to this farm. Cold Higham were Wakefield now lives is too far off.

This is an extraordinary good bargain and a good tenant who hath greatly improved it by limeing. There is no house upon the farm which is very inconvenient as the tenant lives at Cold Higham a mile from the barn but as observed above Waddals house & farm would make this a compleat one together. I have Valued this I think as low as possible and his Grace hath offered him the Whole at £140. Under which it should not be let on any account the two large Grounds should be divided with a quick as it is a great expence to the tenant in dry fencing the fields being too large all to be one sort of grain in same season

Can add no more by observation to those of the 2 last but that he is an idle slovenly tenant. His buildings are in bad repair and he has ploughed the Hill Ground so often without adding any manure that it will scarecely bare the seed again and although it is set to him at 10s per acre I think it is not worth more than 8s in it's present condition and can at the distance it is from him be of no service at the present rent and should either be laid to Waddals or if that is added to Wakefield's would make a delightfull farm altogether within a circle hedge.

This tenant came in upon one Charters breaking who paid £10 per ann and the £2.10.0 was added on account of his Graces expending above £50 upon the premisses, as the value of this depends solely on the trade as an Inn there is no putting a real value upon it and especially as the last tenants lost great part of the trade which is gone to the other House, they have neither of them a foot of sward land and are forced to buy hay and straw &c and each have not a place to turn out a single horse this the stronger and the better House and if sashed would make a much better appearance. This now let to Robert Sharp William Paddy at £10, as the other tenant Vores could not hold it any longer.

This a good tenant and has at present double the trade to that above, there has never been anything laid out upon this but by tenants and it is set so low in consideration of building a new stable and sinking a cellar they were both Mud ale houses about 40 or 50 years ago but now a great number of gentlemen lye and bait here and are gradually increasing in business.
