This is very good soil and well sem'd, but is very full of young oak timber & some of 16 or 18 foot in a tree. These buildings in good repair the tenant an extra good and understands the management of a dry soil by turnips and grass seeds very well it is all Tithe Free and a complete farm as any upon the Estate and will bear turnips and all sorts of grain. The 4 last was a seperate Bargain at £25 per ann he is restrained from ploughing Norton Side Ground Blackbridge Ground Great Mead & Crooked always to have 15 acres of the 4 last in pasture but his Grace hath given him leave to break up Norton Sie Ground only for 3 crops which will constantly enable him to keep better stock and not all Rent the piece but he should be obliged to keep a proportionable part of the other arrable in tillage during the time that is in tillage. I think this farm may advance to £145. N.B. This Lease is an extreme good one and should in a great measure be a patern for his Grace's Agents.

The house buildings are in very good repair which Perridge lives in who is neat and good tenant he can only plough 15 acres in Ambrose Ground 10 acres in the Hill and the south part of Bushey End all the rest is to be lye pasture but if a good tenant occupied the Whole should be at Liberty to plough all Bushy End in order to kill the furze and improve the ground and Taylor who uses only Bushy End and the 15 acres in Ambrose Ground is a slovenly bad farmer and is intirely ploughing the ground out of Heart. Should never be joined in this or any other lease the £10. I have advanced more moderate than any farm I have yet valued but Perridge would use the Whole and likewise the following of Taylor's which lyes extremely convenient I should advise his having the Whole at £10 advance when it would be as compleat a farm as any on the Estate
