House & 2 barns & a stable late Bolton's with the homestead buildings out of repair. |
0.2.16
£1.0.0
The buildings are much out of repair & if he takes a Lease should be put in repair by his Grace he is a very good tenant & I think the farm is now at a fair rent as 8s for the common arable & £1 for the meadow is rather too much the land lying in small pieces & mostly scattering at a good distance from the village. Grays Woodhill is full of young sound oak pollards that will never be better & should (as repair wanting) be taken down when that field will be worth at least £1.10.0 more rent, none of these Inclosures should be plowed except this Woodhill when the pollards are down & then only to clear it. |

This middling repair about £14 will be the rent as I find through the whole of this parish that the Inclosure at £1 the field land at 8s and the meadow at £1 is rather too much and should have at least £1 in 20 abated of that value |
