In the name of God Amen I James Nicholls of Potterspury in the county of Northampton butcher being well in body and of sound and perfect mind and memory praised be Almighty God do make and ordain this my last Will and testament in manner following first I commend my soul into the hands of Almighty God my creator hoping through the merits and death and passion of Jesus Christ my Saviour and redeemer to receive full pardon of all my sins and for my body I commit the same to the earth from whence it came to be decently buried at the discretion of my executrix herein after named and as for my worldly effects to which it has pleased God to bestow upon me I dispose thereof as follows first I give and devise unto my loving wife Anne Nicholls all that messuage or tenement with the orchard garden and appurtenances wherein I now live in Potterspury aforesaid And also all that messuage cottage or tenement with the appurtenances in Yardley Gobion and now in the tenure of John Warr and also all that messuage or tenement in Potterspury aforesaid now in the tenure of [blank space in the document] Walker widow to hold to her and her heirs forever Item I give and devise unto my daughter Mary Godfrey all that my messuage or tenement in Potterspury which I lately purchased of Henry Hillier to hold for and during the term of her natural life and from and after her decease I give and devise the same unto my granddaughter Mary Godfrey her heirs forever item I give and devise unto my said daughter all that my messuage or tenement with the appurtenances in Berry lane in Potterspury aforesaid now in the tenure of William Saxbye to hold to her and her heirs forever and my will and meaning is that in case my said wife shall be minded to live in the said messuage now in the tenure of [blank space in the document] Walker widow that she shall have liberty at all times for to go to fetch water at the well belonging to the said house in the farm of William H[a]rbert and also that my said daughter shall have liberty of ingress egress and regress at all reasonable times in the year into the said [tear in the document] belonging to the said house in the said tenure of [blank space in the document] Walker's tenure for the carrying of wood and other materials and driving of cattle to the messuage or tenement before devised to her item I give and devise unto Mr. William Scrivener the younger and Thomas Scrivener son of Mr. Richard Scrivener of Potterspury their executors administrators and assigns all the money that is or shall be and to me due at the time of my decease on two several bonds one of them from my son in law John Godfrey and his late brother Thomas bearing date the one and thirtieth day of July in the year of Our Lord God one thousand seven hundred and ten and the other from my said son in law dated the sixth day of November then next following In trust that they or the survivor of them or the executors and administrators of the survivor of them do and shall permit and suffer my said granddaughter to receive or pay or cause to be paid to my said granddaughter all the interest and proceed thereof until she shall attain her age of one and twenty years and at her age of one and twenty years that she shall receive all the principal and interest money than and thereon Item my will and meaning in that my said trustees shall from time to time to be paid and reimbursed all charges and expenses they and each of them shall be at in execution of the said trust and I do give and devise unto each of them five shillings and I do give and devise unto Mr. Richard Scrivener the older one shilling Item I give and devise unto my cousin Richard Nicholls of Hanslopp one shilling and unto my cousin Thomas Nicholls of Molsoe one shilling and unto my cousin Elizabeth Nicholls of Haversham one shilling Item all the rest and residue of my personal estate I do give and devise unto my loving wife Ann Nicholls whom I make sole executrix of this my last Will and Testament revoking all former Wills by me made In witness whereof I have hereunto set my hand and seal this twelfth day of August in the year of the reign of Our Soverign Lord George by the grace of God of Great Britain France and Ireland King defender of the Faith 1719
