To nephew John Rookes of Wakefield Lodge, servant, son of Christopher Rookes of Potterspury, Gentleman; all meesuages or farmhouses with yards outhouses and appurts. situate din Cosgrove and all pieces and parcells pf arable land, ley meadow and pasture ground in Potterspury and Cosgrove and in Passenham and Furtho and belonging to the same mess. or farmhouse being 80 acres more or less and now or late in the occ. of John Newman.
To hold the said mess. or farm house land etc unto sd. nephew John Rookes for ever, paying an annuity of £5 to my sister Mary Rookes (the wife of Christopher Rookes) at Feast of Annunciation of BVM & Sy Michael the Archangel and if payment be more than 21 days late Mary Rookes may enter into all or any part of sd. mess.from which annuity is issuing and for the distress to lead, drive, cart and carry away, sell and dispose of until she be fully paid.
To my neice Mary Rookes of Potterspury, spinster (daughter of the sd. Christopher Rookes) all my Messuage Cottage or tenement and Bakehouse situated in Potterspury with the orchard or pightle there adjoiningnow or late in the occ. of Christopher Rookes or his assigns and all those several closes pieces of pasture and pasture ground in Pottersppury containing by estimation 20 acres be it more or less., another known by name of Wood Crofts (subject to the mortgage thereon) and now or late in ten. of Tomas Wood
To hold the said mess … for ever.
