Extracts from the Grafton Estate Minutes Book 1725 - 1730
Aug 5th. 1725
Ann Smith daughter of Joseph Smith agrees to pay £10 per. ann. for a messuage and 40 year lease of the land in the said Joseph Smith and to lay down all of it to pasture the 1st. year of the term & use the same for pasture ground during the residue of the said term, to be allowed £5 towards building ye barn.

John Wait agrees to pay £14 for 21 years not to plow above 3 years together and to lay all down the last 10 years.

Sept. 23rd. 1725
Thomas Smith of Grafton being sent for in order to settle the Tyth and future rent of his land there, it was proposed to him that the same should be divided into 2 farms and Lett to him and Mrs. Fineall who was not present to consider of the same till Wednesday 27th
Dec.7th - 13th
The particulars given of the said 5 farms by Thomas Smith one of the said tenants are viz.
1 Farm & ½ Thomas Smith
2 Farms Alice Foster
½ a Farm Brown
1 Do. Newman
That the said farms to consist of 4 acres in three Cow Common Fields to each farm, also each Farm has eight Cow Common and the Parson three. And five Cottagers have two Cow Commons also each Farm has about three acres of lot meadow, and house. The Homestall Vc. The two ½ Farms in Smith & Brown portion have a house and Homestall and one acre of land and one Cow Common V ½ an acre of Ley reserved out of the same which is now enjoyed by Clarke.
