Agreed with Hopcroft Bloxham and with William Marshall of Towcester for the Swinney for 21 years from Lady Day (March) 1729 at the rent of £30 and being £4 and more than before Vid: Lib B pa:48

We are informed that Mr. Austin the present Rector who hath enjoyed the living about 4 years. Hath from year to year Lett all his said Glebe land the great and the small yeths and Cow Common and Herbage of the Church Yard to Mr. Smith for £42
All the Common fields and 3 parcels of meadow ground and the Cow Commons afore said are this present year Lett to the following Tenants with their houses and some small enclosures adjoining there to

We have in a treaty with Mr. Austin the Rector to give him an annual sum in leiu of his Tythes and Glebe in Cow Common field and his right of Common. In order that the Duke might be able to enclose the Common field and Cow Common & obtain an Act of Parliament for that purpose. But he declined coming to an agreement without concurrence of the Bishop of Peterborough & his Diocesan.

We took a particular view of Grafton pasture which according to the new survey are 608.2.32 and are Lett from year to year to George Stokes at £590 but the Lett the greatest part of them to several Undertennants.

We were informed that in Leach mead which contains 20.0.15 and part of George Stokes Farm, there are several parcels containing in all 1.1.7 of which other persons have a right to cut and carry away the hay, Viz. Freeman, Denton, Widow Dunkley & Doctor Cliffton. But have no right of Common therein and George Stokes enjoys all the other profits thereof. That in Dunmorehead which is also part of George Stokes Farm & contains 12.2.3 there are 5 several parcels containing in the whole 3.3.7 of which other persons have right to cut and carry away the hay Viz. William Stokes, Hopcroft & Tracy, parson of Alderton. Paul Haines, Sergeant & Warwick, but have no right of Common therein. And George Stokes as Tenant to the Duke enjoy the other profits therein.

Thomas Smith one of the Tenants at Grafton informed us that he remembered that Grafton pastures now in George Stokes portion, were plowed about 4 years ago and that he helped to plow part of them. That the same did not have to Account and lost part of it, which he attributes to the ground being too rank, and the same confirmed being plowed about 4 or 5 years. This was also confirmed by others particularly by an Ancient man in Grafton - and who says no Tythes were paid for the same when plowed other than the II farm for the Moorshead before mentioned.

Note: George Stokes insists upon a promise from the Duke that he shall hold Grafton pastures for his life at the rent he now pays.

We viewed the houses, cottages and small enclosures in Grafton Town and set a value of such of them are out of Lease to paid by the Tenants thereof.
