The house & buildings in good repair and kept so by tenant who is to keep premises in repair being allowed Rough Timber he is confined from ploughing any part of the land and all other useful Covernants I had on View Estimated the house & homestall at £5 the Church field and part of Mill field at 17s and the meadow at £1.8.0 per acre but that not amounting to the present Rent I added 1s per acre to the Upper land and 2s per acre to the Meadow in order to make up the rent the £5 for the House & £2 for the stable are not reasonable to be paid rent for, especially if a tenant pays full rent for the land which I am sure he does. |

This by the rule of £1.10.0 for the Mill Meadow amounts to £14 only as there is near an acre spoiled per a rood, and likewise let at a full rent N.B. when the above was wrote I did not know the above was tithe free but on finding that it is and the tithe is at least 1s 6d for Upper Lands and 2s 6d per acre for meadow, & therefore am now of opinion it well held. |

I think this farm is likewise let at a full rent, but the tenant is a very good one and by all account is in much better circumstances than when he entered on the farm, none or very little improvement can be expected from this farm at the expiration of the Term. |

These buildings in pretty good repair the farm was let at £200 till the last lease when the tenant agreed to pay an increace of £10 for the first 4 years and £10 more for the last 5. The Fen Field and Bancroft are annually improving the latter in a few years will be the best pasture in the parish and I think the 14 acres in that field should be laid down when the Lease expires as it will certainly pay better in sward than arable. This tenant hath had great losses by the distemper amongst the horned cattle and likewise most of his sheep by the rot last year but he pays his rent well and I am of opinion will be the Cheapest Bargain in the parish at £230 at which rent it should stand when the Lease expires. |

The buildings in good condition. The tenant a very industrious man and keeps his land in good condition the half part of Sties field is now good pasture and is annually improving and will in a course of years be worth £1 per acre per ann. This farm may cetainly be let at £10 a year more rent. Query whether his Grace will improve it in rent during this tenents continuance as he has offered to fence and divide Sties field at his own charge being allowed fencing stuff. |
