This is the last Will and Testament of me William Masom of Yardley Gobion in the County of Northampton Yeoman I appoint William Wilkins Sanders of Yardley Gobion aforesaid Gentleman sole Executor of this my Will I bequeath All my personal Property and Estate of every description whatever unto my dear Niece Charlotte the Wife of George Frost of Yardley Gobion aforesaid Labourer absolutely Subject nevertheless to the payment of my debts and funeral and testamentary expenses I give and devise All and every my cottages or tenements lands and hereditaments situate at Yardley Gobion aforesaid And all other my real Estate whatsoever unto the Use of the said William Wilkins Sanders his heirs and assigns for ever Upon the trusts hereinafter Mentioned that is to say Upon trust during the lives of my dear Wife Elizabeth and my said niece Charlotte Frost and the life of the survivor of them to let and set the said trust Estate and premises for such Rents and in such Manner as my Trustee or Trustees for the time being shall think proper and out of the Rents and profits of the said trust Estate and premises to keep all the said cottages or tenements and the buildings thereon in good and tenantable repair and insured against loss by fire And to pay and apply the residue of such rents and profits unto my said wife Elizabeth and her assigns for her life and after her decease Upon trust to pay the residue of such rents and Profits unto my said niece Charlotte Frost during her natural life for her sole separate and exclusive use and without any claim or interference on the part of her husband the said George Frost And from and after the decease of the survivor of them my said Wife and Niece Upon trust absolutely to sell and dispose of all the said trust Estate and premises at such time or times in such manner and subject to such conditions and either by public auction or private Contract and for such price or prices and either together or in lots as My said Trustee or Trustees for the time being shall think Proper and to convey the same when sold unto or by the direction of the purchaser or purchasers thereof And I direct my said Trustee or Trustees for the time being to pay and desire the residue of the monies arising from the sale of all the said trust Estate and premises (after paying thereout all the expenses attending such sale and the carrying this trust into Execution) unto and equally between such of the Children now born and hereafter to be born of my said Niece Charlotte Frost as shall be living at her decease and as shall then have attained or shall afterwards live to attain the age of twenty one years share and share alike And in the event of any such Child being a minor at the decease of my said Niece I authorise my said trustee or trustees to invest the presumptive share if any such child upon such security as he or they shall think proper and to apply the annual income thereof for the maintenance of such child during minority or until he or she shall previously die And Expressly give full and ample power and authority to the said William Wilkins Sanders to manage and apply the said trust Estate and premises in such manner as he shall think proper having full confidence in his integrity and expressly declare that on no account or under any Circumstances shall he be liable to any loss in the Rents or for any omission or default in receiving or not seeing for the same or for any act omissions or default on his part in reference to the said trust Estate and premises or any part thereof the monies arising there from in any way whatsoever I declare that the receipts of the said William Wilkins Sanders or other the Trustee or Trustees for the time being of the said trust Estate and premises shall exempt every purchaser there of from responsibility with respect to the application of the monies in such receipt Expressed to be received I authorise my said Trustee or Trustees to deduct and retain all Expenses out of the monies which shall come to his or their hands I revoke all former Wills by me made In witness whereof I have hereunto set my hand this eleventh day of February One thousand Eight hundred and fifty three

Signed and declared by the said William Masom the Testator as and for his last will and Testament in the presence of us present at the same time who in his presence at his request and in the presence of each other have hereunto subscribed our names as witnesses the words “now born and hereafter to be born” having be first interlined and opposite to which we placed our initials

In the Archdeaconry Court of Northampton On the eighteenth day of June 1853 William Wilkins Sanders of Yardley Gobion in the parish of Potterspury in the County of Northampton Gentleman, the sole Executor named in the annexed Will of William Masom late of Yardley Gobion aforesaid yeoman deceased was then sworn well and faithfully to perform and fulfil the same according to Law and that the deceased at the time of his death (which happened on the seventh day of April 1853), was not possessed of Goods chattels and credits of the Value of One hundred Pounds
