This catalogue is based on my transcriptions of most of the deeds a copy of which, on a CD, was deposited in 2004 in the Buckinghamshire County Record Office, Milton Keynes Local Studies Library, and the Newport Pagnell Historical Society.

Property was late the estate of John Davis and was purchased by John Palmer in 1710.

Whereas Ralphe is now lawfully possessed of 1 messuage or tenement with appurtenances in Newport Pagnell sometime called by the name of the Common Backhouse sic (Bakehouse) now being in the tenure of Ralphe, which said messuage was demised and granted (amongst other things) unto Clement Johnson now deceased his executors and assigns to certain years yett enduring under the yearlie rent of 25s 8d by our late Sovereign Queen Anne by indenture dated 7 February James 1609-10.

And whereas the said messuage is granted unto the said Ralph for the terme of many years yet enduring by another

Indenture dated 20 July last past before the date hereof by Edmund Connie, Thomas Barnes and Arthur Humpherie gent to Ralphe.

Now Ralphe for £13 paid by Anthony doth grant and farme letten to Anthony, All that piece of yard or parcel of ground in Newport Pagnell aforesaid as the same is now bounded and fenced for the conteyning 7ft in breadth or thereabouts be it more or less and being parcel of and belonging to the said messuage sometime called the Common Backhouse now in the tenure of Ralphe which said piece of ground hereby demised adjoyneth to the grounde of the said Anthony Potter eastward, and to the ground now or late of Robert Hull westward and extendeth from the lane called Dungell southwards unto the grounde of the said Ralphe now fenced for the said Anthony with a Pale as far for the as the hovel of the said Anthony extendeth.

To have and to hold the said piece of ground hereby conveyed unto Anthony and his heirs for all such terms and yeares as the said Ralphe now have them to come unexpired by force and virtue of the said lease made to the said Clement Johnson or by virtue of the other lease made to the said Ralphe by Edmund Connie, Thomas Barnes and Arthur Humpherie gent, yielding to Ralphe yearlie on the Feast of the Annunciation of our Ladie Mary the Virgin one peppercorn.

Recites that Ralph Kent by Deed Poll of 9.12.1653 granted to Anthony Potter for 66 years "All that house called the Common Bakehouse then in the tenure of Ralph Kent" and that Richard Potter late of Newport Pagnell baker agreed to sell it (in occupation Alice Richardson)to Richard Barton for £51.1s 6d, but that Richard Potter died before the conveyance, and that Anne Potter the widow of Richard sold it to Thomas Potter for the same amount, and that Thomas by Indenture of bargain and sale of 1.3.1683 sold it to Richard Barton and that now Richard   Barton is selling to Henry Wagstaffe "All the said house in the High St of Newport Pagnell formerly called the Common Bakehouse with the yard, backside etc"

The house in Newport Pagnell wherein Henry Conningham dwelleth and all that kitchen on the north side of the said tenement now in the tenure of Robert Revis and the rometh (inserted here is “the fourth part of”) the said tenement next adjoining to the street now being in the tenure of Henry Conningham and the chamber over the same rometh, the shopp now in the tenure of George Dacken? the entre on the west side of the said Shopp and the little rometh next adjoining to the same shopp being on the north parte thereof now in the tenure of Robert Hull

All that chamber which is upon the same shopp and the little rometh to the same shopp above mentioned and the Entrée of the said Robert Hull and all that part of the yard next adjoining to the said houses now in the tenure of the said Henry Conningham and Robert Revis as the same garden is now marked and sett out to be fenced by the said Henry Conningham his heirs and assigns.

Deed gives conditions and remainders thereof including free entry to the said Henry Conningham to and from the lane in Newport Pagnell called Dunghill Lane and through the cart gateway there to be made and by and thereunto the yard of the said --- Hull into the yard of the said Henry Conningham. To have and to hold to Henry Conningham and his heirs and assigns for ever.

Recites that Thomas Barnes and Arthur Humfrey on the 9th April 1646, at the request of Stephen Flint late of Hackney, Middx, yeoman who was the executor of the Will of Mary Flint his aunt, did sell and to farm lett to Samuel Conningham, All that dwelling house called Bare Ditch Coppy with the barn, orchard, garden and Close thereunto adjoining containing half an acre. Then divided into 4 tenements in the occupation of John Potter, James Knights, Richard Coleman and Edward Trundle at apportioned rents of 5s 10d to hold to Samuel Conningham from 2.11.1655 for a period of 66 and a half years.

Recites deeds of 30th June 1646 by which the Lease was conveyed by Samuel Conningham and Stephen Flint to Richard Peter and Richard Smith for the remainder of the 66 years.

Recites subsequent lease commencing 29th June 1677-8 by John Peter of London the Administrator of the Goods and Chattels of Richard Peter late of London decd draper and George smith of Stagsden (which GS and JP were the executors of the Will of Richard Smith late of Great Linford who was the trustee for Richard Peter for the lands and tenements in the said indenture of 1646 of the first part and John Matthew and Thomas Potter of the other part for the sum therein mentioned) did grant bargain, sell and sett over to Thomas Potter All that messuage called Bareditch Coppy divided into 5 tenements in the occs of George Manning, William Timbs, Hugh Willis, John Lancaster  and Mary Wright widow,

Recites that Thomas White by his Will of 11th Jan 1678 gave all his lands that were not part of his Wife’s jointure nor part of the estate for life of his mother Elizabeth to his trustees Thomas Hacket, John Pemberton and Henry Whitebread, and John Knight, to sell or mortgage in order to pay his debts and bring up his children. And if his eldest son Thomas White should get to the age of 21 and should marry an heiress with a fortune to clear all the incumbrances then to convey the premises to Thomas and his heirs and to settle the rest on his other sons or children.

Pemberton, Whitbread and Knight accepted the trust but Hacket did not, and now Hacket and Knight were both decd and Pemberton who survived them was also decd so the Trusteeship was vested in his son.

William, Samuel and Amy White had taken the matter to Chancery to make John Pemberton carry out the Trust. So now John Pemberton Releases the premises to Thomas Pomfrett, William Hartley, and Joseph Philips as new Trustees.

(Note Joseph Philips married Mary one of the sisters of William White).

Pasture Grounds late parcel of Tickford Park and a messuage in Tickford wherein Robert now dwelleth, with yard and backside adjoining, and the herbage and grass which shall yet be growing and increasing in the pasture grounds and meadow now in the occ of RW and HS adjoining the ground called the Sawpit ground and all that barn of 2 bayes standing upon part of the pasture, Rent £40 10s pa to be paid at or in the Mansion House commonly called Tickford Abbey or Tickford Priory, situate and being in Tickford. Tenants to maintain the houses hereby demised and the gate standing in the fence at the North East of the barn aforesaid and likewise to maintain hedges and ditches.

On a separate sheet attached to the deed is the following,

Imprimis in the Hall two windows glassed with glass and two oaken shuttes there and fower (four) severall doores in the hall, the hall door having lock and keys to it.

And the chamber and the milkhouse the room filled round with wainscott the --- there of wainscot the same room boarded underfoot and three glass windows in the same room one having a shutt of wainscot and a wainscott door.
